Our Commitment to You

We stand behind the quality of our work. Your satisfaction is our top priority, and we are committed to delivering results that meet or exceed your expectations. If for any reason you are not completely satisfied with our services, please let us know, and we will work with you to make it right.

Discounts

3% discount applied if paid by cash/check/money order/bank check

Save $50.00 on each additional qualifying service when you approve two or more qualifying services and have them completed on the same day (2 services = save $50; 3 services = save $100).

Deposits

Deposits may be required for commercial projects and larger residential projects and are determined when they are required by C&M Services. In the event that you, the customer, cancel the project for any reason, all deposits made shall be surrendered. By submitting a deposit, you acknowledge and agree to these terms, including the forfeiture of deposits in the event of cancellation.

Payments

Residential: payment is due the day of service. A late fee will be incurred if not received by our office within 10 calendar days.

Commercial: payment is due net 15. A late fee will be incurred if not received by our office within 30 calendar days.

Weather

As a business dependent on weather conditions scheduling sometimes can be challenging. While we make every effort to minimize scheduling conflicts, unforeseen circumstances such as inclement weather may impact scheduling. We are committed to keeping you informed about any changes as soon as possible. Please note that weather-related rescheduling typically occurs on the morning of the scheduled service, as weather conditions can change rapidly. See your schedule confirmation email for timing of such notification.

Damages

We are not responsible for damage due to improperly installed siding, loose shingles or siding, broken or opened windows, improperly sealed windows and doors, wood rot, defective construction, improperly secured wires, loose or improperly installed gutters, and leaders and improper caulking. See also concrete & similar surfaces.

Aluminum Surfaces

Aluminum surfaces may show natural oxidation, which is the natural fading of the coating due to age and weather. Our cleaning process rinses and cleans but does not remove oxidation. Brushing or agitation is not recommended unless repainting is planned, as it may expose bare aluminum.

Artillery Fungus

Our soft wash house wash process does not remove artillery fungus (small black spots commonly found on siding near the lower half of homes). Currently, no effective method exists to eliminate these spots without risking damage or discoloration to the siding.

Brick/Pavers/etc.

Surface cleaning of bricks, pavers, and other similar materials may result in the loss of sand between them. Polymeric sand may be needed after cleaning; however, this is not a service provided by C&M Services.

Composite

Scratches on composite materials will not be smoothed or diminished through washing. Earlier style composites may not fully remove stains and organisms due to their porous nature, and 100% cleanliness cannot be guaranteed.

Concrete & Similar Surfaces

Concrete, asphalt, brick, stone, and similar surfaces are porous, and some stains may not be completely removed. 

Although our soft wash process uses very low pressure to protect surfaces, any loose, chipped, deteriorated, or otherwise compromised stone, concrete, asphalt, brick, or similar materials may be removed or damaged during the cleaning process. C&M Services is not liable for any such damage or removal.

It is important to understand that when heavy organic growth is present, the surface may have experienced erosion, brittleness, discoloration, or defacement due to the growth of these organisms. Cleaning of these surfaces may reveal underlying conditions that were previously hidden. C&M Services is not liable for any such damage or removal.

Courtesy

We ask that while we are onsite and performing services our technicians are allowed plenty of space to work safely. It is recommended that everyone remain inside unless a technician requests otherwise.

Deep Wood Washing

Our deep wood washing service cleans and brightens wood surfaces. After cleaning, it is recommended to seal or paint the wood to prevent graying over time.

This service does not remove existing coatings. Additional prep, like scraping or sanding, may be needed for full finish removal. Deep wood washing may cause furring or raised grain due to exposure to water and chemicals, requiring sanding to restore smoothness.

Efflorescence

Efflorescence is a natural occurrence where white/grayish crystalline salt deposits form on porous materials like concrete/brick/stone/stucco due to moisture migration and is not removed with our regular washing process. We do offer efflorescence removal service and while we have had success in removing it, we cannot guarantee complete removal. Additionally, cleaning does not prevent its return, as it is influenced by ongoing moisture conditions.

Gutter Stain (tiger marks)

When attempting to remove black stains (tiger marks) on gutters, downspouts & elbows; the age of the item, and the length of time that the debris has been on the surface can produce varying levels of clean ability. While we have a 90% success rate of total cleaning & Whitening; there are some circumstances where residue may not be removable 100%.

Orange Staining on Siding

Although VERY rare, during our soft wash process, orange staining may appear under the siding slats. This occurs when our high-pH house wash solution reacts with pre-existing, invisible rust stains caused by steel fasteners beneath the siding. This issue is typically seen on older homes but can occur on any home using steel fasteners.

Removal of these stains requires an acid wash, which is not included in the soft wash service. If this condition arises, we will pause and consult with the customer to discuss the acid wash and it’s cost. If the added service is not approved, or the customer can not be reached within a reasonable time we will stop service and the customer will be charged a portion of the original service cost determined by C&M (no less than $258).

Oxidation

Our soft wash house cleaning service is designed to effectively clean your home’s exterior but does not remove oxidation from vinyl surfaces. Oxidation, a chalky residue that naturally occurs on vinyl siding due to age and exposure to the elements and requires a specialized process which we offer. The oxidation removal process does not prevent its return, as it is influenced by ongoing exposure to the elements.

Painted Surfaces

While our soft wash process employs very low-pressure during rinsing, it may remove any loose or chipping paint from painted surfaces.

Personal Items

It is the responsibility of the customer to remove any personal items, furniture, decorations, or other belongings from decking, patios, walkways, and areas around the home prior to our arrival. While our team will do their very best to work around any items that remain, for liability reasons, our technicians are unable to move any personal property. Ensuring these areas are clear allows us to provide the highest quality service safely and efficiently.

Pet Owners

We absolutely love your furry friends! However, to ensure a smooth and pleasant service experience, we kindly ask you to clean up your yard prior to our scheduled visit. This helps us avoid accidentally stepping in or dragging our equipment through any “surprises” left behind.

Screens

Our service includes a basic rinse of windows after house wash, not a full window cleaning. For detailed exterior window cleaning, we offer a separate service. To ensure a thorough cleaning of the sills behind the screens and to minimize watermarks, drops, streaks, mineral deposits, or other residue, we recommend removing any screens before our arrival however we cannot guarantee that windows will be completely free following the rinse.

Stains on Surfaces

Our cleaning solutions are designed to remove organic matter such as lichen, algae, moss, and mold. They will not remove stains like paint, oil, rust, soot, creosote, or grease, as they do not contain solvents, strippers, or degreasers. A separate quote can be provided for non-organic stain removal.

Tendril & Vines

Ivy “feet” or suckers left behind by tendrils or climbing vegetation will not be removed by our soft wash process.

Water Access is Required

Water access is required to complete our service. We only use your water to replace our water supply in our tank that is used on your home (we do not hook directly up our system).  If an exterior water supply is required, it will be at an additional charge. It is the customers’ responsibility to make sure the water supply is on and in working order BEFORE we arrive. Additional charges will be applied if water is not available and reserve the right to cancel service.

Well Systems

While we follow strict protocols to safeguard your well and equipment during our services, including pre-testing of water flow, regular monitoring and following a 20-minute on/20-minute off schedule to protect your system. Please avoid using water-intensive appliances (e.g., showers, washers, dishwashers, irrigation systems) during the service to prevent overstressing the system.

However, we cannot be held responsible for issues beyond our control. These may include clogged sediment filters, aging or failed well pumps, tripped systems, discolored water due to low water tables, or other well-related problems.

Wood

Scratches or furring on wood surfaces will not improve with washing.
