C&M Services, Inc. “The Soft Wash Pros”, is a detail-driven exterior cleaning company serving commercial properties across Northern Connecticut and Western Massachusetts. We are fully insured, we do free estimates, and proposals come with timestamped photos, written documentation, and an in-person walkthrough; we do not quote sight unseen.
After a build-out, fit-up, or renovation, the exterior typically shows façade dust, residue on hardscapes, dirt across walkways and pool decks, staining around construction zones, and buildup near drainage components. The service brings the building back to a presentable, safer condition for handover, lease-up, tenant move-in, or first day of operations, and it fits commercial buildings, property managers, condominium and apartment communities, schools and institutional properties, and any property with exterior surfaces, hardscapes, gutters, drainage systems, or specialty materials needing careful cleaning.
We focus on safety, on educating customers rather than hard-selling, on value over bargain pricing. Call us for a free estimate today.
We use a custom estimate process for every commercial post-construction project, and pricing details are available upon request once we have walked the site.
Every property gets an in-person visit before we send a number, so we do not rely on Google Maps, Google Earth, or generic online package pricing. Site visits are typically completed within 48 hours of your first call or form submission, and estimates are usually turned around within 24 hours of the visit. The package can include the estimate, our certificate of insurance, and a W-9.
Two buildings carrying the same square footage can produce very different numbers once we walk them. Pricing reflects:
We lay out exactly what is driving the number in your proposal, and exact pricing details are available upon request after the site visit.
Bundle discounts may apply when customers choose more than one full-price service on the same project. We also offer a 3% cash or check discount on payment.

Technique changes based on what each surface can safely handle:

Surfaces we are confirmed to clean include concrete, pavers, asphalt, sidewalks, patios, pool patios, retaining walls, and stamped concrete. We use surface cleaners on flat hardscapes, controlled pressure on the rest, and case-by-case pretreatment with appropriate dwell time.
Stamped concrete is treated gently because the coloring and sealers can be damaged by excessive pressure. On pavers, joint condition matters; if joints are heavily neglected, plan for follow-up sand replacement through a separate vendor after we clean.

After construction, gutters and drainage features tend to carry debris, sediment, and sometimes building material residue. We assess gutters, drainage systems, and specialty exterior features that may need protection during cleaning, paying close attention to water flow.
Issues that go beyond cleaning are documented with photos and reported back. We do not perform gutter or drainage repairs; if repairs are needed, we can recommend an outside vendor.

Composite and wood decks are cleaned differently, older composite differs from newer composite, and pressure-treated wood, hardwoods like ipe, and other specialty woods each require careful, surface-specific technique.
If wood is too old, brittle, or structurally compromised to clean safely, we may decline the job. For wood being prepped for refinishing, we offer a deep wood clean and neutralization, but we do not apply stains, paints, or finish coatings.

Every site gets a real, in-person visit before a proposal goes out, which is why our pricing is more accurate than a Google-Maps-based bid. For property managers juggling vendors, that means fewer change orders and fewer surprises on invoice day.

We document existing damage, take timestamped photos, and put findings into clear, written proposals with annotated issues, which gives you something usable for ownership, insurance, if a question ever comes up.

We are primarily a soft wash company. Our equipment can reach high PSI in the thousands, but we detune systems to roughly two or three hundred PSI on building surfaces; the right cleaning result comes from the proper process and solution.

We do not just rinse plants and call it done. We often use breathable Tyvek coverings to protect landscaping, shrubbery, bare wood, doors, and other delicate surfaces, and we cover cameras and doorbells as needed.

Safety drives how we schedule, staff, and run a job. Jobs may be postponed when weather creates risk, and crews use approved ladders with stabilizers, fall-arrest equipment, PPE, and lift access when needed. If a project requires water reclamation, we outsource it to a qualified outfit.

Our technicians go through classroom training and on-the-job training for well over 60 days before working on their own. Every job runs against a service checklist, with self-inspection before pack-up and a customer walkthrough when one is available.
The job is communication, preparation, protection, careful execution, inspection, and follow-up.
Site visits are typically completed within 48 hours of your call or form submission, and an estimate is usually sent within 24 hours of the visit. Communication is often by text if you give us a cell number, with phone and email also available.
The estimate package can include the estimate, our certificate of insurance, and our W-9.
On service day, the team announces arrival, reviews the work order, and confirms what is being performed. The crew does a preliminary walkaround to identify existing damage and areas needing protection, with timestamped photos of any pre-existing issues.
If access, water, and preparation are sorted in advance, you do not need to be on-site the entire time.
Before any solution touches the building, protection goes up:
Across the company, we run soft wash systems, industrial equipment delivering 5–8 gallons per minute, hot and cold water used with restraint, surface cleaners for concrete and pavers, buffer tanks carrying 325 gallons of water on every truck, ladders with stabilizers, and fall-arrest gear.
Results come from matching the method to the surface, not cranking the pressure up.
The technician inspects their own work before pack-up. If you or your site contact are available, we walk you through and confirm expectations have been met.
If an area reasonably needs another pass and it is safe, we can address it before leaving.
The crew does a final follow-up walkaround, all protective coverings come off the property, and on-site payment is collected when applicable.
We follow up by text, email, or phone, and after a successful service we will ask for a five-star Google review.
Guarantees in exterior cleaning are often marketing language, and we will not sell that to commercial customers. What we offer is a satisfaction process: we inspect our own work before packing up, walk the customer or site contact through results when possible, confirm expectations have been met, and address a reasonable touch-up before leaving when it is safe to do so.
We do not guarantee 100% stain removal in every situation, especially on oils, deep stains, older damage, or surfaces with pre-existing issues. If existing damage shows up during the walk, we document it with photos and report back. We do not perform repair work; if repairs are needed, we can recommend an outside vendor.
