C&M Services, Inc. “The Soft Wash Pros” was founded in 2015 by Brian Crapser with a simple goal: deliver reliable exterior cleaning with clear communication, honest expectations, and attention to detail.
From day one, we’ve believed that great results shouldn’t come at the expense of your home or property. That philosophy shapes everything we do—from our soft-wash-first mindset to our process-driven approach and clear communication. That disciplined, methodical approach is what allows us to deliver consistent, high-quality results year after year.
What We Do
We provide professional exterior cleaning services for both residential and commercial properties, with residential work as our primary focus.
Homeowners rely on us for everything from house and roof washing to gutter cleaning, concrete and driveway cleaning, fence and deck washing, and solar panel cleaning. When evaluating roof conditions, we use drone technology to assess surfaces clearly and safely—without unnecessary foot traffic or risk.
For businesses, property managers, and community associations, we offer comprehensive exterior cleaning solutions tailored to higher-traffic and multi-structure environments.
Our commercial services include building and storefront washing, drive-thru and service lane cleaning, parking lot and garage cleaning, apartment and multi-unit property exteriors, graffiti removal, dumpster pad and gum removal, awning cleaning, post-construction cleanup, HOA maintenance programs, and commercial solar field cleaning.

How We Work
We follow a simple, consistent, and process-driven approach so you always know what’s happening and what to expect.
We don’t quote sight-unseen—every property is visited first, typically within about 48 hours, and a detailed quote is delivered within roughly 24 hours after the visit through email.
Each proposal includes clear, photo-based notes in an easy-to-understand “photo report” that shows what we observed, what we’re recommending, and exactly what’s included in the scope.
From the initial quote through the final walkthrough, our focus remains on protection, results, and dependable follow-through.
What Makes Us Different
We are a soft-wash-first company by design, not by trend, and we take the time to help customers understand why aggressive high pressure can lead to avoidable damage. Soft washing allows us to clean effectively while helping protect siding, roofing, painted finishes, wood, and surrounding landscaping. It’s a more controlled, surface-appropriate approach that prioritizes long-term condition over short-term speed.
Our process relies on low working pressure—typically around 200–300 PSI—combined with higher flow rates of 5–8 GPM and onboard buffer tanks to deliver steady, consistent performance. This setup allows solutions to do the cleaning rather than force, and it gives us the flexibility to tailor chemistry, dilution, and dwell time to each surface instead of relying on a one-size-fits-all method.
Property protection is built into every job we perform. When conditions call for it, we pre-wet vegetation, shield plants and shrubs with breathable Tyvek coverings, protect sensitive fixtures, and take additional steps beyond a basic rinse to ensure surrounding areas are cared for properly. Our procedures follow manufacturer- and insurance-approved standards, and every property is treated with the same level of care and attention we would expect for our own.

We serve both homeowners and businesses, with residential services as our primary focus while also supporting commercial properties, including HOAs and multi-unit locations.
We are fully insured (licensing is not required in our service area) and have built lasting trust through consistent results and dependable follow-through—serving hundreds of satisfied customers since 2015.
Our office is located at 64 Field Road, Suite 4B in Somers, Connecticut, and we’re available Monday through Friday from 8:00 AM to 5:00 PM, with weekend appointments offered as needed.
