The right method depends on the surface, the buildup, the access, and the safety risks on site, so we use the least aggressive method that does the job.
We don’t quote awning cleaning sight unseen or pull square footage off Google Maps for a generic per-foot rate. Pricing details are available upon request, since a real number depends on the buildup, the surface condition, the access, and any existing damage.

Standard pricing assumes credit card payment, so we offer a 3% cash or check discount when customers pay that way.
Bundle discounts may apply on more than one full-price service, but not on small “already on site” add-ons. Senior citizen and military discounts may be considered if asked, with no advertised percentage.
We don’t generally advertise commercial discounts, though for repeat accounts we’ve occasionally structured locked-in pricing or multi-year agreements, like phasing a community over three seasons.

We visit every property, evaluate actual conditions, take photos with bright yellow arrows where something needs attention, and turn it into a detailed proposal.

We’re a soft wash company that owns industrial-grade pressure washing equipment. Our machines can run three to four thousand PSI and five to eight gallons a minute, but we don’t use that on awnings because high pressure on the wrong surface causes irreversible damage.
We detune the systems and rely on the right cleaning solution, controlled water flow, and trained technique.

A lot of companies say they protect your property; we build protection in before cleaning starts. Plants and shrubbery get covered with breathable material instead of plastic or tarps.

We schedule weekend, off-hour, dawn, or low-traffic windows when needed; install cones, caution tape, and clearly marked work zones; use ladder stabilizers and fall-arrest gear when the work calls for it; and rely on non-invasive roof safety equipment. If conditions make cleaning unsafe, we postpone.

We arrive, announce ourselves, confirm the work order, and clear access obstacles before setup. The crew completes a preliminary walkaround and documents existing damage, safety concerns, delicate materials, and protection needs with timestamped photos. Sensitive areas get protected first: Tyvek over bare wood, breathable covers over plants, and protection on cameras, doorbells, and features near the work zone.
On commercial sites we install cones, caution tape, and work-zone boundaries. High-traffic locations are commonly scheduled on weekends, off-hours, or dawn; lighter-traffic sites can run during operating hours. Runoff, storm drains, and permits are assessed case by case, with drainage covered when needed.
The cleaning solution is chosen based on the surface and the issue, application is surface-specific, and dwell time is allowed when needed. Rinsing uses controlled water flow and the right amount of pressure, since pressure damages surfaces, it doesn’t clean them.
Our systems can produce much higher output but we intentionally detune them for delicate exterior work. The crew monitors surrounding property and adjusts if conditions shift. Heavy wind may require us to postpone, since drift can carry solutions onto neighboring property.
Once the cleaning is complete, the machines are turned off, but the job is not considered finished until a final walkthrough is done with you. If there are any reasonable concerns, they are addressed and re-cleaned on the spot whenever it is safe to do so.
After approval, all protective coverings are removed, a final walkaround is completed, and the invoice is presented directly on our technician’s tablet. Before leaving, we ask satisfied customers for a five-star Google review using the QR code on our business card, and we follow up afterward by text, email, or phone to make sure everything still looks right.
We’d rather take a longer walkthrough on day one than a phone call a week later.
Awnings sit outside, exposed to weather, sunlight, pollen, and traffic exhaust, so we don’t have a stain-removal, color-restoration, or maintenance guarantee on awning cleaning, and we won’t tell you every stain comes off or that results are guaranteed to last.
What we do back up is the process: we inspect our work before you do, invite you out for a walkthrough before we pack up, and address reasonable concerns right then if safe. Payment is collected after the walkthrough, not before.
