Pricing details are available upon request after a real site visit from our team member. The number is built from custom per-project pricing based on what we see on site, backed by years of internal time-based estimating from tracked job performance.

We do not price by square footage, Google Earth, or Google Maps imagery alone, because two properties that look identical online can require very different approaches once you walk them.

What Drives the Final Number on a Community Project

When we walk a property, several factors push pricing up or down:

  • Overall scope: community size, number of buildings, sides cleaned per building, and building height
  • Surface type (vinyl, brick, EIFS, stamped concrete, pavers, wood, composite) and whether vertical or horizontal
  • Level of organic growth and presence of algae, moss, lichen, mold, rust, grease, oil, or other staining
  • Time since last cleaning and whether prior work was done correctly
  • Safety, accessibility, slopes, difficult terrain, lift requirements, and whether two or more technicians are needed
  • Property protection needs, value of landscaping at risk, drainage, stormwater, and permit requirements such as street permits
  • Whether community traffic forces weekend or off-hour scheduling, plus resident notification logistics
  • Gutter guard removal, clogged downspouts, deteriorated paver joints, or surfaces too damaged to meet expectations

A small but complicated apartment building can cost more than a larger flat townhouse community with simple access. Exact pricing details are available upon request after a site walkthrough.

Discounts and Multi-Year Pricing for Communities

We offer a 3% cash or check discount when invoices are paid by cash or check instead of credit card, and bundle discounts are available when customers book one or more full-priced services.

Multi-year locked pricing is sometimes possible for phased projects, for example cleaning one third of a community per year over three years, when a property manager wants predictable budgeting.

A Proposal Package That Documents Everything We See

The package can include the estimate via CRM, certificate of insurance, W-9, detailed proposal, photo report, line-item options for each surface, and yellow arrows with descriptions on photos calling out concerns.

Soft Washing First, Not High Pressure

We are primarily a soft wash company. High pressure on the wrong surface causes irreversible damage to mortar joints, trim, stamped concrete, EIFS, and shingles, so we use the right cleaning solution at the right strength with low pressure where pressure is needed at all.

Real Protection for Landscaping, Fixtures, and Delicate Surfaces

Plant protection is one of the biggest selling points for property managers, because expensive landscaping is where bad vendors do the most damage. We do not just rely on rinsing. We cover plants and shrubbery with breathable Tyvek and protect bare wood, delicate doors, cameras, doorbells, and other sensitive areas before we start.

Communities are active job sites. Safety drives how we schedule and perform every job: working around residents and vehicles, shifting to weekends or off-hours during heavy traffic, using cones, safety tape, controlled access, full PPE, ladders with stabilizers, lift equipment, and fall arrest gear as needed, plus close coordination with the manager or facility team.

On-Site Walkthrough and Property Assessment

We visit every property and never quote sight unseen. The walkaround covers site conditions, safety, access, surfaces, vegetation, drainage, protection needs, buildup, and lift or staffing needs. Brian can usually be on site within 48 hours and the estimate back within 24 hours of the visit.

Photo Report, Proposal, and Documentation Package

The proposal package may include a written estimate, proof of insurance, a W-9 form, a clear breakdown of the work, photos of the property, pricing options for each surface, notes marked directly on photos, documentation of existing damage, and recommendations for other trusted vendors when needed.

If we notice additional work that may be needed, it is listed separately so nothing is hidden or bundled into the price.

Resident Communication, Scheduling, and Weather Watch

Once approved, we send the property manager or owner what residents need to know: timing, how to prepare, keeping windows closed, watching for technicians, and looking before exiting units.

We monitor weather and postpone for high winds, heavy rain, unsafe temperatures, conditions that could carry solutions to neighbors, or roof-cleaning conditions where rain is too soon after application.

Service Day Arrival and Access Coordination

When the crew arrives, they introduce themselves, review the work order with you, and confirm if any vehicles need to be moved before setup begins. Taking a few minutes to coordinate at the start helps the job run smoother and prevents delays later.

Safety Setup and Pre-Work Walkaround

Setup includes cones, safety tape, protective gear, ladders with stabilizers, lifts when needed, and proper fall protection for roof access. The crew also plans safe entry and exit paths before work begins. Before cleaning starts, we walk the property to check for existing damage, delicate areas, surfaces that need protection, and any safety concerns.

Property Protection and Cleaning Process

Any visible damage is photographed and documented in our system before the job begins.

Before cleaning begins, the crew protects plants, delicate surfaces, cameras, and fixtures around the property. Our trucks carry buffer tanks and connect to the property’s water supply to maintain steady flow without stressing plumbing or well systems.

Each surface is cleaned using the proper method. Homes are soft washed with low pressure, roofs are treated without pressure, concrete is pretreated and surface cleaned as needed, gutters are hand cleaned and flushed, and solar panels are cleaned with purified water and no harsh chemicals.

Self-Inspection, Walkthrough, and Re-Clean if Needed

Each technician uses a service-specific checklist and self-inspects before calling you over. You walk the property with us before pack-up, and if you want an area redone and it is reasonable, the team moves you to a safe spot and redoes it in front of you.

Sign-Off, Payment, and Post-Service Follow-Up

The crew packs up, completes a final walkaround, removes protective materials, and collects payment on the tablet.

We ask for a five-star Google review with a scannable code on the business card, with follow-up by text, email, or phone.

Honest Guarantees and Realistic Expectations for Community Cleaning

Customer Satisfaction Process

Our approach to customer satisfaction is straightforward. Technicians inspect their own work, walk the property with the customer or manager before leaving, and re-clean reasonable areas if needed. We also follow up afterward and set clear expectations before work begins.

Roof Cleaning Expectations

We stand behind the treatment of the areas cleaned, but we do not promise how long the roof will stay visibly clean since weather conditions vary. If needed, we will inspect and retreat originally treated areas at no charge.

Gutter Cleaning Service Standards

Gutters and downspouts are cleared and flowing on the day of service. If a customer believes a clog remains shortly afterward, we will return to check it. This does not guarantee against future debris buildup.

Solar Panel Cleaning Policy

For solar panel cleaning, we do not guarantee increased energy production since performance depends on weather, equipment condition, and seasonal sunlight. Panels are cleaned using purified water with no chemicals.

Tough Stain Limitations

We also do not promise complete removal of difficult stains like oil, rust, or grease. Results depend on the surface type, stain condition, and how long the material has been present.

The work performed by C&M Services was outstanding. The communication from Nina about when and what was going to happen was very good. Chris was a great worker and performed all the work diligently. Once completed, Chris brought us around the yard showing all the areas that was done and asked if we had any questions or if he missed anything. Chris cleaned up all the areas he cleaned and left the place cleaner than when he arrived. Would use C&M Service again and highly recommend them for roof and fence washing. I am positive their other services would be very good as well.

Chris was very professional in all that he did for us. Was very careful and did a through job in washing the house. Gutters look very nice as well. Pointed out some problems we need to contact an exterminator for as well. Highly recommend Chris and will have them come again when needed!
