Stafford’s exterior surfaces take everything New England delivers. Freeze-thaw cycles work on concrete and pavers from below, wet springs keep north-facing walls damp long enough for algae to settle in, and shaded roof sections hold moisture into the afternoon. That kind of buildup works quietly and makes a property look years older than it is.
We are C&M Services, Inc. The Soft Wash Pros. Since 2015, we have served homes and commercial properties throughout Stafford and the Northern Connecticut and Western Massachusetts region on one principle: the right solution outperforms pressure every time. Our equipment can reach 3,000 to 5,000 PSI; we run it at roughly 200 to 300 PSI around homes because the solution does the cleaning and the low pressure handles the rinse. That is why siding comes out without surface marks, why windows do not need a follow-up window cleaner, why plants survive the process, and why every truck carries a 325-gallon buffer tank so your plumbing and well system are never put at risk.
For Stafford homes we cover house washing, driveway and concrete cleaning, deck cleaning, and fence cleaning. On the commercial side we handle building washing, storefronts, drive-throughs, parking lots, and graffiti removal. Call 413-216-4588 or use the quote form on our website to get started.
Our trucks carry industrial equipment at five to eight gallons per minute alongside 325-gallon onboard buffer tanks. Every surface gets its own solution, dilution ratio, and pressure setting.
From compact ranchers to larger high-value homes, Stafford properties carry a season’s worth of organic buildup by the time spring arrives.

Brian visits every property before any price is written. Surface condition, stain type, access, landscaping, and safety factors vary widely between properties that look identical from the street and cannot be assessed remotely. The visit produces a timestamped photo report with annotations that travels with the proposal so the customer has a full record before work is scheduled.

We can typically reach a property within 48 hours of first contact and return an estimate within 24 hours of the visit. The proposal includes the quote, our certificate of insurance, and our W-9; we carry full insurance coverage on every job, and that documentation arrives with the estimate before any commitment is made. Customers who prefer a phone or mailed quote can request that; the contents are the same either way.

Our equipment reaches 3,000 to 5,000 PSI and we intentionally detune to around 200 to 300 PSI for residential work because the solution handles the cleaning and the low pressure handles the rinse. That distinction matters for the coated foam-core materials and detailed trim common in this area, where a default pressure setting from another company can leave permanent marks that cannot be repaired. We set the right approach for each surface before any wand is raised.

In most jobs, plants and shrubbery are covered with breathable Tyvek before cleaning begins, not plastic, which traps heat and can damage what it is supposed to protect. Bare wood, delicate doors, doorbells, and cameras are also covered before cleaning starts, as standard procedure rather than an optional step. Customers who have had vegetation die after a prior contractor worked their property know exactly why this matters.

Our technicians complete more than 60 days of classroom and on-the-job training before working a property independently, covering surface chemistry, equipment operation, and protection protocols. Most exterior cleaning companies do not operate with that standard. When our crew arrives at your property, the preparation behind the visit is real.

We do not walk a property and pitch what we want to sell. We observe everything, photograph each item with timestamped images and annotations, and quote every surface separately so the customer sees the complete picture, whether they asked about it or not. A dirty sidewalk, an overlooked deck, debris in the gutters: all of it shows up in the proposal, and every item is backed by a photo record that documents existing conditions before work begins.

Our machines run at five to eight gallons per minute, and a 325-gallon buffer tank on every truck absorbs that demand so the property’s supply refills the tank rather than feeding the machine directly. Homes on well systems are especially vulnerable when a company runs industrial equipment straight off the supply line; our setup prevents that entirely.
After every service, the technician runs through a task checklist and inspects the work before approaching the customer. If you are home, you are invited out for a final walkthrough; the crew explains what was done, takes questions, and will re-clean any area in front of you if you want it again and it is safe to repeat. You do not need to be home for service to proceed, but if you are there, the walkthrough is offered every time.
We do not guarantee 100% removal on oil, grease, rust, or stubborn stains from concrete, driveways, or pavers, because outcome depends on the material, stain age, surface condition, and whether a prior sealer was applied. Those expectations are set at the estimate stage, not after the job is complete.
Every property is assessed in person before a price is set, so we do not post fixed package rates.
We price every job assuming credit card payment, so customers who pay by cash or check on a single service receive a 3% discount. Book two or more full-priced services and bundle pricing applies; a house wash combined with a full deck cleaning, for example, comes at a better combined rate than scheduling each separately. Small add-on items while the crew is already on site are priced as quick additions and do not qualify for bundle discounts. Senior citizen and military discounts are available if you ask, with no fixed amount advertised.
Brian visits every property before any number is set, checking surface condition, stain type, access, what landscaping needs protection, and any safety factors. In New England, where seasonal conditions change what exterior surfaces look like from year to year, there is no substitute for standing at the property and seeing it directly. The walkthrough generates a timestamped photo log with notes on every observation, and it travels with the proposal.
After the visit, the estimate is emailed within 24 hours alongside our certificate of insurance and W-9. Customers who prefer the quote by phone or mail can request that; the contents do not change.
The crew announces arrival, reviews the work order, and positions vehicles before any equipment runs. The team walks the property, documents existing conditions with timestamped photos, then covers plants with Tyvek, shields doors and bare wood, and protects cameras and doorbells before any cleaning begins. If conditions at arrival are near postponement thresholds, including wind above 25 to 30 mph or temperatures below 40 degrees, the crew contacts the customer immediately.
What this step looks like depends entirely on the surface. Residential siding runs at roughly 200 to 300 PSI with a solution-first process; brick gets a stronger solution rather than more pressure because excess pressure can chip the face or blow out mortar joints. Driveways and concrete use surface cleaning machines with chemical pretreatment where needed, at around 600 to 800 PSI at most. Horizontal surfaces like pool patios and deck boards hold moisture far longer than vertical siding in New England conditions, cycling through organism growth faster and needing more frequent attention.
After completing the service, technicians run through a task-specific checklist before shutting any equipment down. Packing does not start until the inspection is complete and any area that fell short is corrected.
If the customer is home, the crew invites them out for a final walkthrough before equipment is packed; the technician covers what was done, takes questions, and will re-clean any area on the spot if needed and safe to repeat. Once the customer confirms the work, all Tyvek and protective materials come off, the crew does a final sweep, and the bill is presented on a tablet for on-site payment.
New England is not gentle on exterior surfaces. Temperature swings between seasons, extended wet stretches in spring and fall, and shaded north-facing exposures common across the Stafford area create conditions where organisms take hold quickly. Horizontal surfaces take the worst of it: pool patios, front walks, and deck boards hold moisture far longer than vertical siding does, and what looks cosmetic in spring can become a slip hazard by fall. Properties here run mostly on vinyl siding, but the work we do spans smaller ranchers through larger homes with Hardie board, wood, stamped concrete, and paver driveways. Each surface needs a considered approach, and we are building a long-term presence in this area on honest guidance, careful protection, and methods that hold up past the first good rain.
